RADON GAS TESTING

Radon Gas Testing

Radon is a naturally occurring radioactive gas that forms from the breakdown of uranium in soil and rock. It moves through the ground and can enter homes through foundation cracks, sump pumps, and openings around pipes. Because it is colorless, odorless, and tasteless, the only way to know if your home has a radon problem is through professional testing.

214 Home Inspections provides continuous electronic radon testing using calibrated, industry-grade monitors that record hourly readings over a 48-hour testing period. For a more detailed analysis, 96-hour extended testing is also available, providing a more comprehensive overview of indoor radon fluctuations throughout multiple days. Results are delivered in a detailed, easy-to-read report that includes the average level, hourly trends, and recommendations based on EPA guidelines.

Understanding Radon and Health Risks

Long-term radon exposure is the second leading cause of lung cancer in the United States, second only to smoking. The EPA action level for radon is 4.0 picocuries per liter (pCi/L) — at or above this level, mitigation is strongly recommended to reduce health risks. However, the EPA also advises that no level of radon is completely risk-free, and even slightly elevated results between 2.0–4.0 pCi/L should be evaluated for potential reduction.

In North Georgia, most counties are classified as EPA Radon Zone 1, meaning homes in the area have the highest potential for elevated radon levels (above 4.0 pCi/L). Because of Georgia’s soil composition and the way many homes are built on crawlspaces or basements, testing is strongly recommended during every real estate transaction and periodically during home ownership.

How Testing Works

Radon testing is simple, noninvasive, and can be completed in as little as two days. 214 Home Inspections follows EPA protocols to ensure accurate results under closed-house conditions.

Testing process:

  • Placement of an electronic radon monitor in the home’s lowest livable level.

  • Continuous sampling for a minimum of 48 hours.

  • Retrieval and review of hourly readings and average levels.

  • Delivery of a digital report with clear recommendations.

If elevated levels are found, 214 Home Inspections will guide you through next steps, including mitigation options and post-mitigation retesting.
